Commercial work follows the same footprint.
It depends on the scope. A ground level patio that is not attached to the house and has no roof structure often does not need a building permit, but a driveway approach does, because the apron between the curb and your property line sits in the city right of way and requires permitting through Development Services. Contractors performing that work must be registered for right of way work. Covered structures, historic districts, and projects that change drainage or exceed impervious cover limits also trigger review.
Yes. Properties in designated historic districts such as King William, Monte Vista, Lavaca, and Dignowity Hill go through the Historic Design and Review Commission for exterior work that is visible from the street, which can include driveways, front walkways, and visible patios. That review adds time to the schedule and can shape material and finish choices toward something appropriate to the period. We plan around it rather than starting work and running into a stop notice.
Significantly, and it changes what we build. The north and northwest sides frequently sit on shallow soil over limestone, which is excellent bearing material once you reach it but can mean rock excavation. Much of the south, east, and central city sits on expansive clay that swells and shrinks with the seasons and puts real stress on slabs. The right base preparation, thickness, reinforcement, and joint spacing are different in Stone Oak than they are on the South Side, so we evaluate the property rather than pouring one standard detail everywhere.

On the commercial side we handle structural foundations and building slabs, parking lots and drive lanes, warehouse floors, sidewalks and ADA accessible routes, retaining walls, metal building slabs, and concrete saw cutting and core drilling, working either as a subcontractor to general contractors or directly for owners.
For residential work, patios and driveways run about $9 per square foot on level ground, and stamped concrete about $12 to $20 per square foot. Where you land depends on thickness and reinforcement, demolition of existing concrete, site access, grading and drainage, and the finish you choose. Commercial work is quoted from the plans and specification. All estimates are free and itemized.
