Our standard broom-finish concrete patios cost about $9 per square foot on level ground. Stained, colored, or stamped finishes, decorative borders, and thicker pours move the price up. Removing an old patio, correcting drainage, or pouring footings for an outdoor kitchen or fire feature are priced separately. We give a written, itemized estimate at no charge so you can see exactly where the money goes.
Most patios are complete in two to five days on site, depending on square footage, demolition, and finish. After the pour you can walk on the slab in 24 to 48 hours, set out furniture at about seven days, and treat it as fully cured at 28 days. If you are staining or sealing a new patio, we normally wait roughly 30 days so the slab can release its moisture first, which prevents a cloudy sealer finish.
Four inches is the standard for residential patio slabs, placed over a compacted base of four to six inches. We reinforce with rebar or welded wire mesh on chairs so the steel sits in the middle of the slab rather than on the ground, where it does nothing. If the patio will carry an outdoor kitchen, a heavy pergola, or a hot tub, we thicken the slab and add footings in those areas during the design stage.
Yes to both. Extensions are common when a builder grade patio is simply too small. We dowel into the existing slab, form the addition, and place an expansion joint at the tie in so the two sections can move independently. Resurfacing with an overlay is a good option when the concrete is structurally sound but stained or dated. One honest caveat on extensions: new concrete rarely matches aged concrete exactly, so most homeowners either accept a slight tonal difference or stain the whole area for a uniform look.
All concrete develops some hairline cracking as it cures and as the ground moves underneath it, and expansive clay soil makes that more likely here than in many parts of the country. The goal is to control where it happens rather than pretend it will not. We do that with a well compacted base, proper slab thickness, steel reinforcement, and control joints cut at the correct spacing and depth so shrinkage relieves itself along a straight line. Drainage matters just as much, since water pooling against or under the slab is what causes structural cracking and settlement.
Light to mid tone colors are the practical choice, because dark charcoal and deep brown surfaces absorb heat and get uncomfortable barefoot in the afternoon. A broom finish stays cool and slip resistant and is the most economical option. Stamped and textured finishes give you the stone look with good traction, and a matte sealer keeps them from feeling hot and glary. For a west facing patio, we usually suggest a lighter base color plus shade in the design.
A simple ground level patio slab that is not attached to the house and does not include a roof structure usually does not require a building permit, but there are exceptions. Covered patios, enclosures, work inside a historic or overlay district, and projects that alter drainage or exceed impervious cover limits can all trigger review by San Antonio Development Services. Deed restrictions and HOA approvals are separate from the city. We confirm the requirements for your address before we break ground and pull whatever permits the job needs.
